What the app actually does
Vincere helps you record, categorize, store, and export information about rental properties you own: expenses, receipts, documents, tenants, leases, and related details. Its purpose is to keep your own books organized so that you — and the tax professional you choose to engage — have complete, legible records to work from.
What the app does not do
- It does not prepare, review, sign, e-file, or transmit any tax return or tax form.
- It does not determine whether an expense is deductible, how it must be characterized, or how it should be reported.
- It does not calculate your tax liability, refund, estimated payments, or penalties.
- It does not represent you before the Internal Revenue Service or any state or local taxing authority.
- It does not provide legal advice about entity structure, leases, landlord–tenant obligations, or compliance.
- It does not provide investment advice or recommend that you buy, hold, or sell any property or security.
Category names and form references are organizational only
The app groups expenses using category names that resemble the expense lines found on common rental-property tax schedules, and reports may reference those schedules by name. This is a familiar filing structure, nothing more. It is not a determination that any amount you recorded belongs on that line, is deductible, or is properly substantiated. Reports produced by the app are summaries of the data you entered; they are not tax forms, are not IRS-approved, and have not been reviewed by any tax professional.
Repair vs. improvement prompts
When you record certain expenses, the app may ask questions commonly associated with distinguishing repairs from capital improvements, and it stores your answers with the record. These prompts are an educational and documentation aid. They reflect general concepts, not an analysis of your facts, and the app's handling of your answer is not a tax determination. That distinction — including the application of any safe harbors, elections, or thresholds — depends on your specific circumstances and on current law, and should be decided with your tax professional.
Accuracy is your responsibility
The app records what you enter and what its scanning feature reads. Automated text recognition is imperfect: amounts, dates, and merchant names can be misread, particularly on faded, creased, or handwritten receipts. Calculations reflect your inputs, including any errors or omissions in them. You are responsible for reviewing every record and every export for accuracy and completeness before relying on it, sharing it with a preparer, or using it to support a tax position. You remain responsible for your own tax filings, for substantiating your own deductions, and for retaining records required by law.
Property value estimates
Any property value or portfolio value figure shown in the app is an informational estimate derived from the FHFA House Price Index — a public U.S. government dataset published at the state level — applied to information you entered. Because the index is statewide, it cannot reflect your neighborhood, your block, or the condition of your property. It is not an appraisal, a broker price opinion, a comparative market analysis, or a valuation prepared by a licensed appraiser. It must not be used as the basis for a tax position, a loan application, an insurance claim, a purchase or sale price, or any financial decision.
No guarantee of outcome
Nothing in the app or on this site is a promise, guarantee, or prediction of any tax outcome, deduction amount, refund, savings, audit result, or investment return. Illustrations and example figures are for demonstration only. Tax law changes, and general information that is accurate today may not be accurate later; we do not undertake to update the app or this site as law changes.

The app and this site may reference or incorporate information from third parties, including public data sources and links to external websites. We do not control and do not warrant that information, and a link is not an endorsement.
